The Opportunity.
Barwood Land is proposing to submit an outline planning application, with all matter reserved with the exception of the means of access into and out of the site. Therefore, design considerations will be considered and determined under a future reserved matters application. The Outline Application will comprise:
Delivery of up to 1,700 new homes comprising a range of new house types, sizes and tenures that will meet identified local housing needs, including the provision of 40% affordable housing. Consideration is also being given to the provision of an element of Retirement / Extra Care housing, subject to demand.
In line with the requirements of the draft allocation, land will be provided for both a primary and a secondary school. The size of the schools and whether they will include early years and / or sixth form provision will be determined through engagement with the County Council.
Based on discussions with the Council to date, it is expected that the secondary school will include pitches which will be made available for public use. The plans also show potential for a new cricket pitch and pavilion, but we are keen to understand what the community would like to see on the site.
The proposed allocation requires the delivery of approximately 2.8 hectares of employment land. This will be located to the south of the site and will function as an extension to the existing employment uses at Insight Park.
As set out within the draft allocation, the proposals will include the delivery of a mixed-use local centre. This could include uses such as shops, food and drink outlets, or services such as a nursery or flexible workspace.
In addition to dedicated sports provision, areas for play and relaxation will be provided throughout the scheme.
Green infrastructure will be provided across the site. The plans currently show a community orchard and an attractive riverside park to the eastern boundary. This will provide greater access to nature and enhance biodiversity. We are keen to hear the community’s thoughts on green space provision
Vehicular access will be taken from both Daventry Road and Welsh Road East. Further, new routes for walking and cycling will be provided in order to improve sustainable connectivity and active travel to nearby communities and facilities.
